Informal, unincorporated northwest Harris County community and postal label without one city government or authoritative unified boundary
Cypress is a widely used name for a broad, unincorporated part of northwest Harris County. It is not a city and has no single authoritative boundary or municipal government. Two properties with Cypress mailing addresses can have different school districts, utility districts, taxes, services, associations, and development rules.
Build the jurisdiction stack by parcel
Start with the county appraisal account and legal description. Identify the county precinct, school district, MUD or other utility provider, PID or LID if present, emergency-service district, HOA, subdivision, and every taxing unit. Do not infer any of these from “Cypress,” a ZIP code, or a master-planned community name.
Unincorporated status does not mean no rules. County floodplain and infrastructure requirements, subdivision plats, recorded restrictions, easements, association documents, utility-district rules, and other authorities can apply. Identify the watershed and who maintains streets, ditches, storm sewers, channels, and detention. An unincorporated label or subdivision history cannot determine future flooding.
Verify schools and utilities independently
Cy-Fair ISD serves much of the broad Cypress label, but other district boundaries can appear. Confirm district and campus directly by exact address and current school year. Verify water source, sewer or septic, electric delivery, trash, internet availability, and district fees from current providers.
What I’d verify for a Cypress address
I would assemble the parcel record, complete tax and district stack, school assignment, utilities, subdivision and HOA documents, survey, access, approvals, inspection, drainage and insurance, road projects, and tested routes. The postal label cannot supply those answers.
